  • Due to Lake Tahoe's susceptibility to wildfires and winter storms, we have a strict no-refund, no-cancellation policy for any reason, including COVID, poor air quality, road conditions, road closures, or weather disruptions.

  • Recommendation: To mitigate potential disruptions, we highly recommend purchasing trip insurance or booking closer to your travel dates.

• Rental Agreement: Guests will be required to e-sign a rental agreement after booking to ensure the protection of the property.

House Rules

• Minimum Age Requirement: Renters must be at least 25 years old. Guests under 25 must be accompanied by an adult over 25.

• Pets and Parties: Pets and parties are not allowed to ensure the comfort and safety of all guests.

Winter Disclosure

• Heating System:

  • The home uses a hydro-thermal heating system, which involves warm water running through copper pipes to baseboard radiators. A gentle metallic banging noise may occasionally be heard in the walls; this is a normal system function and cannot be avoided.

• Non-Functional Systems:

  • The large heater over the kitchen deck is currently under repair and non-functional (parts are on order).

  • The master bedroom fireplace is non-operational.
