Our office is in Incline Village, Nevada. Our homes are on both sides of the state line, from Crystal Bay and Incline Village to Kings Beach, Tahoe Vista, Carnelian Bay, Tahoe City, Homewood and Tahoma.

Yes. Cleaning, hot tub service, maintenance and guest support are all done by people who live around the lake, so when a road closes or a storm comes in, the person helping you knows what it looks like outside.

No. The quote shows the nightly rent, the cleaning fee, a hot tub service fee where the home has one, the county's lodging tax, and card processing passed through at cost. There is no booking-site service fee.

A deposit when you book, and the balance is charged automatically 30 days before you arrive. If you book within 30 days of arrival, you pay in full. The exact amounts and the balance date are shown before you pay.

Each home's page shows its policy. Our standard one refunds 95% if you cancel 30 or more days before check-in, 50% from 14 to 29 days, and nothing inside 14 days. Snow, smoke and chain controls follow the same schedule, so travel insurance is worth considering.

Usually two nights. Holidays and peak weeks can require longer; the calendar on each home's page won't let you pick a shorter stay than the dates allow.

It's the same home and the same team, without the service fee the booking site adds to your total.

Most homes use keyless entry. Before you arrive we send the door code, parking notes, WiFi details and directions, and a short checklist for check-out day. Check-in and check-out times are on each home's page.

Often, when the cleaning schedule allows. Ask after you book and we'll confirm what's possible for that home and those dates.

Our homes don't currently accept pets. If that changes for a home, its page will say so. Call (530) 317-0291 if you have a service animal.

Many are. 5 homes list a crib or travel crib; each home's page shows what it has.

13 homes have a private hot tub and 37 have a fireplace. Use the filters on the search page, or see homes with a hot tub.

Linens, towels, a starter set of toiletries and paper goods, and a kitchen with basics. For long stays you may want to bring extras.

Most homes can't take one, and many HOAs forbid street parking for them. Ask before you book and we'll tell you for that specific home.

Incline Village and Crystal Bay are on the Nevada side, close to Diamond Peak and Sand Harbor. Kings Beach and Tahoe Vista have public beaches and casual food. Tahoe City is walkable with the most restaurants. Carnelian Bay, Homewood and Tahoma are quieter and wooded. See all our towns.

Burnt Cedar, Incline Beach and the other IVGID beaches are for residents and their guests with passes, so renters generally can't use them. Sand Harbor and Hidden Beach are open to everyone.

We send updates when conditions change and help you plan around closures. Check Caltrans and NDOT before driving, and carry chains in winter; several of our homes need 4WD, and their pages say so.
