What a 3-night stay actually costs
The median 3-night midweek stay in an MG home comes to $1,412. Typical parts of that bill (each is its own median, so they don't add up exactly):
| Rent, 3 nights | $924 |
|---|---|
| Cleaning fee (once per stay) | $260 |
| Hot tub service fee (11 homes) | $100 |
| Lodging tax | $153 |
| Card processing, at cost | $41 |
Cleaning fees across our 41 homes run from $120 to $400 per stay (median $260). There is no booking-site service fee when you book on this site.
Lodging tax by jurisdiction
Lake Tahoe sits across two states and several counties, so the lodging (transient occupancy) tax depends on which side of a county line a house is on. In every quote we sampled, the tax was charged on rent plus the cleaning and hot tub fees.
| Jurisdiction | Rate | MG homes | Towns |
|---|---|---|---|
| Washoe County (NV) | 13% | 21 | Incline Village, Crystal Bay |
| Placer County · TBID Zone 1 | 12% | 19 | Tahoe City, Tahoe Vista, Kings Beach, Carnelian Bay, Homewood, Tahoma |
| El Dorado County · Tahoe Basin | 14% | 1 | Tahoma |
Rates are the ones our booking system charges as of September 30, 2026. Permit rules are in our short-term rental permit guide.
Booking direct vs Airbnb
The same MG homes are listed on Airbnb, where our nightly rates are set 28% higher to cover Airbnb's fees. On the 438 bookable 3-night midweek quotes we sampled, booking on this site instead saved a median $218 (about 16% of the direct total), and between $76 and $969 depending on the home and the week — after our card processing fee. The month table above shows the saving month by month; every home page shows it for your own dates. More in booking direct vs Airbnb.
Methodology
- Source: live quotes from MG's own booking system — the same prices a guest gets on search — for every one of the 41 Lake Tahoe homes we manage. These are our homes and our direct-booking rates only, not the whole Lake Tahoe market.
- When: quotes taken on September 30, 2026; the page and CSV are regenerated each time the site is rebuilt, so the date above is always the date of the numbers.
- What was sampled: for each month from October 2026 to September 2027, two Friday–Sunday weekends (the 2nd and 3rd Friday) and one Monday–Thursday stay (the Monday after the 2nd Friday): 36 stays and 1,476 home-by-stay quotes.
- Prices: nightly rent = quoted rent ÷ nights, before fees and tax. Medians, lows and highs count only homes bookable for those dates; a home booked for a weekend drops out of that weekend. Lows and highs are single homes, so they move more than medians.
- All-in totals are the full quote: rent, cleaning, hot tub service where the home has one, lodging tax and card processing at cost. Refundable deposits are not included.
- Prices change: our rates are set by demand and change daily. Treat these as a snapshot; your own dates are priced live on every home page.
- Holidays in the sample: Jan 15 (Martin Luther King Jr. Day long weekend); Feb 12 (Presidents' Day long weekend); Feb 15 (Presidents' Day). We kept these dates as they fell rather than picking easier ones, so those months can read higher.
