- Every guest message, day and night, answered by our team in Incline Village: questions, door codes, early check-ins and problems.
- Cleaning and hot tubs by our own crew. Cleaners work from a per-home checklist in our crew app, and our hot tub tech services the tubs we look after.
- Lodging tax and permits. We collect and remit room tax on the bookings we take and keep your short-term rental permit and tax numbers on file.
- A statement you can read. Every month, booking by booking, with every charge and credit spelled out.
Your owner portal
Owners sign in with a link, with no password to remember, and see the next 12 months of the calendar with each open night's price, monthly statements, performance, and upcoming stays. When you want the house yourself, block the dates there and tell us whether it needs a cleaning afterwards; your block reaches Airbnb and Vrbo right away.
How we start
Send us the address below. We look at the home against comparable homes we already manage and come back with a realistic estimate and a sample statement. If it's a fit, you fill in an online intake with the details of the home, we set up the photos, the listing on every channel and the pricing, and your first guests arrive with the same team behind them as our other 41 homes.
Owner questions
Do I need a permit to rent my Incline Village home?
Yes. Washoe County requires a short-term rental permit for Incline Village and Crystal Bay homes, with occupancy and parking limits set in the permit. We'll help you through it.
Who collects the room tax?
We do, on the bookings we take, under MG's Washoe room-tax license (W-4860), and remit it to the RSCVA.
Can my guests use the IVGID beaches?
Generally not. IVGID beaches are for residents and their pass holders. We tell guests so up front and point them to Sand Harbor and Hidden Beach, so nobody arrives expecting a beach pass.
What do you charge?
One commission on net rental income, written into the management agreement. We'll show you a sample statement first.
