Where is Lakeland Village?

Lakeland Village sits on the lake side of US-50 in the City of South Lake Tahoe, between the Bijou neighborhood and Ski Run Boulevard. It is on the water, with the highway along its back edge.

• Heavenly: about one mile, per Heavenly's lodging page. The California Lodge base is up Ski Run Boulevard; the gondola is at Heavenly Village, a few minutes' drive east.
• Heavenly Village and Stateline casinos: a short drive or a longer walk east along US-50.
• Ski Run Marina: nearby to the east, for boat rentals and lake cruises in summer.

Search results sometimes mix it up with Lakeland, Florida, or with "Lakeside" properties elsewhere on the lake. The Tahoe one is the South Shore condo resort at 3535 Lake Tahoe Blvd.

Who owns and runs Lakeland Village?

Lakeland Village is not a hotel owned by one company. Each condo and townhome is privately owned, and the owners share the grounds, beach, pier and pools through their condominium association. Owners who rent their units choose a rental manager:

• The resort's own on-site rental program, currently marketed as Lakeland Village Resort at Heavenly and bookable through Heavenly's lodging pages and the big travel sites.
• Outside vacation rental companies. In September 2026 Vacasa listed about 118 Lakeland Village rentals, and local companies such as RnR Vacation Rentals list individual units too.
• Some owners rent their units themselves on Airbnb or Vrbo.

The rental program has changed hands over the years. It was run as Aston Lakeland Village Beach & Mountain Resort for a period, and review sites still carry pages under that name, some marked "closed". That refers to the old management brand, not the resort: Lakeland Village is open and renting in 2026.

Why it matters to you: two units in the same building can have different furniture, different house rules, different check-in times and different cancellation policies, because they are run by different companies. Read the listing for the exact unit, not just the resort description.

Beach access and amenities

The beach and pier are the reason most people book here. Lakeland Village has its own sandy shoreline and a pier reserved for owners and staying guests. On a busy summer weekend, when public South Shore beaches are packed and parking fills, walking out of your condo onto a private beach is a real advantage.

Current listings describe these shared amenities:

• Heated outdoor pools, including a year-round pool, and a seasonal kids' pool.
• Multiple hot tubs and a sauna.
• Fitness center.
• Barbecue areas and tennis courts.
• Shuttle to Heavenly in ski season.

Hours and seasonal openings for pools and hot tubs are set by the resort; ask your rental company what will be open for your dates, especially in shoulder season.

Unit types

Units range from studios and one-bedroom condos to multi-level townhomes of up to four bedrooms, many with lofts. Most have full kitchens or kitchenettes, and many have fireplaces and balconies. Lake-view and beach-side units command higher rates than units closer to US-50.

What does Lakeland Village cost?

There is no single price list. Each owner and rental manager sets rates, and they swing widely with season, size, view and renovation. As a rule, rates peak on summer weekends, around the winter holidays and on powder weekends, and drop in spring and fall. The only reliable approach is to compare the same dates across several units and managers, and to look at the total price after cleaning fees and taxes rather than the nightly rate.

Taxes to expect: Lakeland Village is inside the City of South Lake Tahoe, which charges transient occupancy tax of 12% or 14% depending on location, plus a Tourism Improvement District fee of $4.00 per night for hotels and $5.50 per night for timeshares and agent-managed vacation home rentals (as of 2026). Your booking should show which applies.

What guests like, and what they complain about

The strengths

• Private beach and pier on the South Shore, with no need to fight for public beach parking.
• Close to Heavenly without the price of staying at the gondola.
• Space and kitchens in the larger townhomes, which suit families and groups.
• Resort extras: pools, hot tubs and a gym without paying for a full-service hotel.

The common complaints

• Unit-to-unit inconsistency. Because each unit is owned and furnished separately, some are freshly remodeled and some are dated. You won't know which you've got unless you read the specific listing and its recent reviews.
• Different managers, different service. Check-out times, towel service and front-desk help differ by who rents your unit, and some reviews note changes after management switched.
• Parking limits. Passes are limited per unit, which matters for groups arriving in several cars.
• Highway noise in units closest to US-50.
• Shared grounds. With hundreds of units, pools and the beach are busy in peak season.

Getting to Lakeland Village

Times are from Visit Lake Tahoe and assume dry roads. Echo Summit on US-50 gets chain controls in winter storms, and holiday-weekend traffic through town can be slow. South Lake Tahoe has no commercial airline service; most visitors fly into Reno.

Lakeland Village by season

• Summer (June–September): the resort's best season. The private beach and pier are the main event, the pools are open, and Ski Run Marina next door rents boats and runs cruises. Book early for July and August, when lake-view units go first.
• Fall (October–November): quieter and usually cheaper. Some outdoor amenities run shorter hours; ask before you book.
• Winter (December–March): a Heavenly base. Heavenly targets a Nov. 20, 2026 opening, snow permitting. Use the guest shuttle if your manager offers it, or plan on paid or limited resort parking at the base areas. Bring chains or a four-wheel-drive vehicle with snow tires; chain controls are common on US-50.
• Spring (April–May): spring skiing at Heavenly in the morning and a sunny deck in the afternoon; the lake is still very cold for swimming.

Tips before you book a unit

• Read the listing for the exact unit number, and check its own recent reviews rather than the resort's overall rating.
• Ask how many parking passes come with the unit if you are arriving in more than one car.
• Confirm whether the unit's manager includes shuttle access, beach and pool access, towels and a front desk, since these vary.
• Check the total price with cleaning fees, city TOT and the nightly Tourism Improvement District fee.
• Ask about noise: units on the lake side are quieter than those near US-50.

South Lake Tahoe rental rules that apply here

If you rent a Lakeland Village unit through a vacation rental company or directly from an owner, City of South Lake Tahoe vacation rental rules may apply. The city's current vacation home rental ordinance took effect April 23, 2026. Among its rules are a minimum renter age of 25 and occupancy limits by bedroom for vacation home rentals, and 2026 changes made condominiums eligible for permits. How these apply to a particular Lakeland unit (which sits in a resort area rather than a residential zone) depends on its zoning and permit, so check the listing and the city's VHR page if you are unsure.

Lakeland Village vs a standalone home

Neither is better in the abstract. If your trip is Heavenly and the South Shore, Lakeland Village is one of the most convenient places to stay, and its private beach is a genuine perk.

Who should book Lakeland Village

• Book it if you want a South Shore base with a private beach, you're skiing Heavenly, you want resort pools and hot tubs, and you're happy to read unit listings carefully.
• Look elsewhere if you want the North Shore's beaches and ski resorts, you need a whole house with no shared grounds, or your group needs more parking than a condo allows.

Planning a South Shore day from the North Shore

If your plans lean toward the North or West Shore, you can still enjoy the South Shore as a day trip; it is about an hour's drive around the lake. A good loop from our Tahoma or Homewood homes:

• Morning: Emerald Bay and the hike down to Vikingsholm (our Vikingsholm guide).
• Midday: a South Shore beach such as Pope or Baldwin.
• Afternoon: the Heavenly gondola or a walk around Heavenly Village.
• Evening: dinner at Stateline, then back around the lake. In winter, check whether Highway 89 at Emerald Bay is open before you go.

If the North Shore suits you better
